- What size barn should I choose?
- We recommend that one should not only consider their current storage needs, but their future needs as well. It is usually more economical to buy “a little extra space” now than to add it later.

- Absolutely! From adding (or moving) windows and doors to choosing your favorite colors, our barns can be built to satisfy almost any preference or need

- Our many windows, doors, floorings, insulations, sidings, and color options can be found on this website and in our catalog.
- ABOUT OUR FREE DELIVERY & SET UP:
- When will my storage barn be delivered?
- Once your sale is approved by our home office we can usually have our barns delivered within 5 to 10 business days if purchased off one of our dealer’s sales lots, and within 3 to 4 weeks if they are a ‘build order’. However, circumstances beyond our control can sometimes alter these time targets (such as seasonal demand, weather, ground conditions, etc.).
- What are my out-of-pocket costs for delivery?
- Delivery and set-up are FREE within a 50-mile radius of the dealer’s location (for distances greater than 50 miles there is a mileage fee based on current fuel prices, etc.)
- Where can my barn be placed?
- All sites must be accessible to the delivery and set-up equipment (your dealer can provide more details). (See the “About Our Build-On-Site Program” section on this page if accessibility is a problem.)
- If rent-to-own, access to sites cannot require crossing adjacent property not owned by the same landowner.
- Also, we strongly discourage placing barns directly under powerlines (in many areas this is prohibited). *If a barn is “rent-to-own” we reserve the right to not place it under a power line.
- What site prep is necessary?
- No site prep is necessary if the site is no more than 3’ out-of-level in any direction.
- If site is no more than 1’ out-of-level in any direction, we provide wood leveling blocks free-of-charge.
- If site is more than 1’ out- of-level in any direction, customer provided concrete blocks are required. (*The installation of concrete blocks is also free to the point a barn is level. There are additional fees of $150.00 per layer for further concrete blocking above the point of level.)
- *It is the customer’s sole responsibility to remove tree limbs, debris, fences, or any other such obstacles which may hinder or prohibit the delivery of a barn prior to the delivery attempt. Fees for failed delivery attempts may be charged if a delivery cannot be completed because such obstacles or incumbrances have not been removed
- Who is responsible for damages resulting from a delivery or delivery attempt?
- We are not – nor are our affiliates – responsible for any above ground or underground damages which may result from a delivery attempt.
- Also, It is the customer’s sole responsibility to assess ground conditions and suitability before any delivery attempt is made. Fees for failed delivery attempts may be charged if a delivery cannot be completed.
- ABOUT PERMITS & LICENSES:
- What legal permits and licenses are required to purchase a Cotton State Barns barn?
- This varies from area to area and from state to state. While many locations have no such requirements, many do.
- It is the sole responsibility of the customer to contact their local authorities and find out what permits and/or licenses may be required, and to purchase any such mandated permits and/or licenses if necessary.
- ABOUT OUR RENT-TO-OWN PROGRAM:
- How much money is required up-front for a rent-to-own barn?
- A small security deposit is required for all rent-to-own and COD sales, though we do currently offer a “No Money Down” option for those who qualify (see the “About Our No Money Down Program” on this page).
- Does my approval for rent-to-own require a credit check?
- Absolutely NOT! We will NEVER ask for your credit rating or for information about your credit history.
- When is my first rental payment due?
- Your first rental payment will be due on the 10th of the first billing cycle following the delivery of your barn. You will NOT pay rent on your barn until AFTER it has been delivered to your site!
- Can I place a rent-to-own barn on property I do not own?
- Yes, but we strongly recommend having the landowner’s expressed permission before doing so. Also, we cannot place rent-to-own barns on property that must be accessed by crossing adjacent property owned by a different landowner.
- Can I pay off my rent-to-own barn early without penalty and without affecting my credit rating?
- Yes. Many rent-to-own customers choose doing this rather than renting the barn for the full term of the contract.
- Where do I send my monthly rental payments?
- You will receive a monthly statement with the mailing information you need.

- ABOUT OUR “90 DAYS SAME-AS-CASH” PROGRAM:
- What are the advantages of paying off my rent-to-own contract within 90 days of delivery?
- If you have paid all your monthly rental payments on time and want to pay off your rent-to-own contract within 90 days of the delivery of your barn, your payoff amount will be equal to the cash price you would have paid on the day of purchase less the total of the rental payments you have made! (Your security deposit will also be refunded.)
- ABOUT OUR WARRANTIES:
- What will my warranties cover?
- Cotton State Barns offers a 6-YEAR FRONT-TO-BACK WARRANTY on both material defects and the craftsmanship of our products on every new barn we sell! (Normal aging, wear & tear, weather related issues, customer damages, and some components provided by other suppliers are excluded.)
- Cotton State Barns offers a limited lifetime warranty on all pressure-treated wood components regarding termite damage and fungal decay.
- How do I submit a warranty claim?
- Simply call us to set up a “Repair Request”.
